Factory Design in Bangladesh

Last updated:

Factory design in Bangladesh is the integrated planning and engineering of an industrial building: site layout, production flow, architecture, RCC or steel structure, electrical, fire safety and plumbing systems. Done together, these disciplines produce a factory that is safe, efficient to run, compliant with BNBC 2020, and ready for DIFE layout and building approvals.

A factory is a production tool as much as a building. Column spacing decides how machines fit, floor loading decides what can be installed upstairs, and the position of stairs, loading bays and the substation shapes how people and materials move every day. Mistakes made at design stage are paid for throughout the life of the plant, in lost space, higher energy bills, failed safety audits or costly retrofits.

Veritas provides new factory design in Bangladesh for RMG, textile, spinning, dyeing and washing units, warehouses and general industrial buildings. Our architectural, structural, electrical, fire and plumbing engineers work as one team, so the drawings are coordinated before they reach site.

What Does Factory Design Involve?

Good factory design starts with the process, not the façade. We first understand what you will produce, how many workers you will employ, which machines you will install and how raw materials and finished goods will move. From that, we develop the building around the production line, then engineer the structure and services to support it.

The output is a coordinated set of drawings and specifications covering every discipline, ready for approvals, tendering and construction. Each discipline is described below.

Site planning and master layout

We arrange buildings, roads, truck turning areas, parking, loading bays, utility yards (substation, generator, boiler, ETP, water tanks) and green spaces on the plot. Fire tender access, separation between buildings and space for future expansion are planned at this stage, together with setbacks and ground coverage required by the approving authority.

Production flow and architectural planning

Floor plates are laid out to suit the process sequence, for example store, cutting, sewing, finishing and packing in a garment unit, so that material moves in one direction with minimal back-tracking. Architectural design also covers stairs and exits, toilets, dining, prayer rooms, child care, medical rooms and offices, along with daylight, ventilation and heat control in a hot, humid climate.

Structural design

Structural engineers choose between RCC, pre-engineered steel or a combination, then design foundations, frames, floors and roofs for machine loads, storage loads, wind and earthquake actions under BNBC 2020. Floor live loads are agreed with you in writing so that future changes of use are understood.

Electrical, fire safety and plumbing design

Electrical design sizes the substation, generators, distribution and lighting, with earthing and lightning protection. Our fire safety design covers compartmentation, protected escape routes, detection and alarm, hydrants, sprinklers and pump rooms. Plumbing and drainage design covers water supply, storage, sanitary systems, rainwater drainage and the connection to effluent treatment where needed.

Who Needs New Factory Design in Bangladesh?

  • Entrepreneurs setting up a new RMG, textile, knitting, dyeing or washing plant.
  • Existing manufacturers relocating to an economic zone, EPZ or industrial park.
  • Owners extending an existing factory horizontally or vertically.
  • Logistics and trading companies building warehouses and distribution centres.
  • Factories converting a building to a new use, such as warehouse to production.
  • Investors who need design drawings and quantities to estimate project cost before committing.

RCC vs Steel Structure Factory: Which Is Better?

Neither system is always better. The right choice depends on the building's use and the owner's priorities. Many projects use an RCC block for multi-storey production and offices with a pre-engineered steel structure building for warehouses or wide-span halls.

FactorRCC framePre-engineered steel (PEB)
Typical useMulti-storey RMG and composite factories, offices, heavy floorsSingle or two-storey sheds, warehouses, weaving and spinning halls
Column-free spanModerate; longer spans need deeper beams or post-tensioningLarge clear spans are economical
Construction speedSlower; formwork and curing timeFaster; members fabricated off site and bolted together
Floor loadingWell suited to heavy machinery on upper floorsBest for ground-bearing loads; upper floors need composite decks
Fire behaviourConcrete has inherent fire resistanceSteel needs fire protection where the design requires a fire rating
Future changesHarder to modify once builtEasier to extend or relocate bays
MaintenanceLow, if well built and waterproofedRegular painting and roof sheet maintenance

Which Codes, Classifications and Approvals Apply?

BNBC 2020 is the governing code for building design in Bangladesh. It classifies buildings by occupancy, and factories normally fall within the industrial occupancy group, while stores and warehouses fall within the storage group. Hazard level within the group depends on what is produced or stored. The classification drives fire separation, the number and width of exits, travel distances, fire resistance ratings and the fire protection systems required.

Where a building contains more than one use, for example production floors with a warehouse and offices, fire separation between occupancies has to be designed carefully. Fire design should also anticipate the requirements of the Fire Service and Civil Defence and of buyer safety programmes.

DIFE factory layout approval and building permits

Factory layout approval from DIFE is generally required before a factory building is constructed or extended. The layout drawings show exits, stairs, workplace areas, ventilation, lighting and welfare facilities, so they should be prepared together with the architectural design. Building permission is a separate process: RAJUK in its jurisdiction, CDA in Chattogram, other development authorities or local government bodies elsewhere, and the zone authority inside EPZs and economic zones. Requirements change from time to time, so we confirm the current approval route for your site at the start of the project.

How Does the Factory Design Process Work?

  1. Brief and site visit: product, capacity, machine list, workforce, budget and timeline.
  2. Land survey and soil test: measured site boundaries and levels, and borehole data for foundation design.
  3. Master plan and concept: site layout, building blocks, production flow and structural system options.
  4. Design development: coordinated architectural, structural and services layouts, with your operations team's input.
  5. Approval drawings: drawings and documents for DIFE layout approval and building permission.
  6. Detailed working drawings: structural details, reinforcement and steel connection drawings, electrical, fire and plumbing drawings.
  7. Specifications and bill of quantities for tendering or cost control.
  8. Support during construction: responding to site queries and, if appointed, construction supervision.

How Can Green and LEED Features Be Built into a Factory?

Sustainability is cheapest when it is designed in from the first sketch. Orientation and roof form control heat gain; skylights and light shelves reduce daytime lighting load; high ceilings and ventilators help natural airflow; and structures can be designed for future rooftop solar. If you are pursuing certification, our design team works with your LEED green building certification consultant so credits for energy, water, materials and indoor environment are addressed in the drawings rather than added later.

What Do You Receive?

  • Site master plan and production-flow layout.
  • Architectural plans, elevations, sections and door and window schedules.
  • Structural analysis report, foundation design and structural working drawings.
  • Electrical drawings: load schedule, single-line diagram, substation and generator layout, lighting and power, earthing and lightning protection.
  • Fire safety drawings: escape routes, compartmentation, detection, hydrant and sprinkler layouts.
  • Plumbing and drainage drawings, including water supply, sanitary and storm water.
  • Drawing sets for DIFE layout approval and building permission.
  • Technical specifications and bill of quantities.

What Affects the Cost of Factory Design in Bangladesh?

Design fees are quoted per project after we understand the scope. The main factors are:

  • Total floor area and number of buildings and storeys.
  • Structural system: RCC, steel or a combination, and any special foundations.
  • Complexity of the process and services, such as boilers, compressed air, ETP or clean rooms.
  • Number of disciplines included and the level of detail required.
  • Approval support needed and the authority involved.
  • Whether construction-stage support or supervision is included.

Construction cost is driven by many of the same factors plus material prices and finishes, so a well-coordinated design is also the best tool for controlling it.

Frequently Asked Questions

What is included in new factory design in Bangladesh?

A complete new factory design in Bangladesh normally includes site master planning, architectural plans, structural design and drawings, electrical design with substation and generator sizing, fire detection and protection design, plumbing and drainage, and the drawings needed for authority approvals. It should also include a production-flow layout agreed with your operations team before the structure is fixed.

Should my factory be RCC or steel structure?

It depends on use, spans, number of storeys and programme. Pre-engineered steel suits single or two-storey sheds with wide column-free spans and fast construction, such as warehouses and weaving or spinning halls. RCC suits multi-storey RMG buildings, heavy floor loads and fire-sensitive uses. Many factories combine an RCC main block with steel sheds.

Do I need DIFE approval before building a factory?

Factory layout approval from DIFE is generally needed before constructing or extending a factory building, and DIFE reviews layout drawings for matters such as exits, ventilation, lighting and welfare facilities. Building permission comes separately from RAJUK, CDA, another development authority or the local authority, or from the zone authority inside EPZs and economic zones. Confirm current requirements for your site.

Why is a soil test needed before factory design?

The foundation type, pile length and floor slab design all depend on the ground. Much of Bangladesh has soft, compressible soils and a high water table, so a factory designed without borehole data can end up with expensive redesign or settlement problems. A soil test is one of the first tasks after the land survey.

Can an existing factory be extended vertically?

Sometimes. The existing columns and foundations must have spare capacity for the new floors, which is checked through a structural assessment with material tests such as core tests and rebar scanning. If capacity is insufficient, strengthening may be possible. Extensions also need updated fire safety design and fresh layout and building approvals.

Can you design a green or LEED factory?

Yes. Green features are easiest and cheapest to include at the design stage: orientation, daylighting, natural ventilation, efficient lighting and motors, rooftop solar readiness, rainwater harvesting and water-efficient fixtures. If you want LEED certification, the design team works to the chosen rating system's credits from the start, alongside a certification consultant.
